Maintenance Manager

About The Position:

This individual would be responsible for the management of the property maintenance contract at Chickahominy Falls.   This individual should have at least 3 years of prior experience managing a lawn maintenance crew and would assume all aspects of servicing the contract as a whole, including, but not limited to: 

  • Contract Management - works with HOA, Property Manager, etc. to ensure all aspects of the contract are met on schedule; handles correspondence related to service deliverables; provides a seasonal and annual schedule of all work needed to meet contract terms.

  • Customer Communication - develop and manage an online portal to handle inquiries from individual homeowners (complaints, suggestions, special add-on requests, etc.) with the intention of minimizing complaints and maximizing individual direct pay add-ons. 

  • Service Scheduling - develop and manage a weekly, seasonal, and annual schedule for use by employees, detailing all aspects of service deliverables by zone/service type. 

  • Employee Management - managing all aspects related to staffing, including individual schedules, training, task assignment based on performance, payroll support, etc. 

  • Equipment Maintenance - knowledgeable in basic maintenance of all equipment, including, but not limited to oil changes, belt changes, carburetor maintenance, and replacement, etc; inventory and management of all basic hand tools.

  • Service Deliverables - provide as needed ground support for all service deliverables; this individual is expected to work at least 16-24 hours per week on actual service deliverables (i.e mowing, trimming, clean up, etc along with additional crew members)

 

Individuals must be able to work in all weather conditions for 8+ hours per day, 40 hours per week throughout the year. 

 

Proposed Salary - $28,000 - $40,000+ depending on experience; potential for performance-based incentives based on add-on contracts and other contract efficiencies (minimal crew, longer hours, utilizing landscape and farm labor overlaps effectively, etc)
